Landlord and Tenants
Overview
Landlord-tenant law explains the rights, duties and obligations of tenants and the landlords.
Landlord-tenant law protects both landlords and tenants and will not allow you to take the law into your own hands.
Therefore, if you are letting, selling or managing premises, you must meet certain equality requirements usually relating to race, disability and gender.
Responsibilities of the Landlord
Every landlord is responsible for:

Repairs of the property, including heating, boilers and other sanitary ware
- The safety of gas and electrical appliances
- Fire warnings are placed where necessarry (eg furniture)
- Ensuring that the property is fit for habitation
- Living rooms/common areas in residencies with several tenants
Landlords are also entitled to access to the property to inspect and carry out repairs.
Tenants can potentially cancel leases if the landlord has not met their duties.
Responsibilities of the tenant
Tenants are responsible for:

Paying the rent
- Paying bills for utilities (unless this is included in rent)
- Keeping the property reasonably clean
- Making sure that you are friendly to your neighbours
Not meeting these requirements can lead to eviction.
